ZEBULON - Keith Ballard and Robin Cochran had a vision for a 55 and older community with a focus on construction and accommodations to allow residents to “Age in Place.” This vision has become a reality with Fountain Farm in Zebulon - located just down from the courthouse square.
The objective of Fountain Farm is to offer boutique homes with community amenities for an aging population as they become less able - or lose the desire - to maintain a large home. These homes will provide the ability to live in one’s own home and community safely, independently, comfortably with the ability to access community resources as needed.
Features
Each home will feature a living area of 1,282 square feet plus of heated living space including a kitchen, dining area, living room, two bedrooms, and two full baths. There will also be a one car garage with storage, a front porch, a covered back patio, and smart home features like keyless door entry, motion activated lights in entry and restrooms, and home hub and smart plugs in.
Phase 1 will have sidewalks on each side of road and a dog park.
Fountain Farm will have a homeowner’s association registered in the State of Georgia and recorded in Pike County for reference that will offer an array of practical benefits like common area maintenance and landscaping, pest control, a community watch program, and home security and fire monitoring. This will also help to maintain high standards that will not allow any residents to be under the age of 18 and only allow two occupants per home.
Fountain Farm will be the only senior living community in Pike County. Fountain Farm wants to offer the opportunity to enjoy life without managing the maintenance of an oversized home and yard. Fountain Farm is also working with local businesses to provide a Friends and Family Program – VIP Advantage - for residents. Closing
The initial phase is for 24 condo type homes. Building will begin in January with some units projected to be available for an early summer move in.

Fountain Farm will operate under the Limited Liability Corporation of Ballard and Cochran Properties and is registered in the State of Georgia. The legal owners are Robin Cochran and Keith Ballard.
Robin’s experience and reputation in the childcare and assisted living services in our community for over 30 years will provide a customer base for future clients. Robin also has firsthand knowledge of the need for housing in this age group as she has been providing services for the elderly locally since 1998.
Keith has an excellent reputation in our hometown area as a successful business owner of a plumbing company and local rentals and renovations over the last 25-plus years.
